Walters completed Phase One of its new income- and age-restricted apartment community in Somerset County, Cornerstone at Branchburg.
The Barnegat-based developer announced the milestone Feb. 6, with word that its first residents are slated to move in to the property located at 1000 Cornerstone Drive later this month.
Meanwhile, Walters said construction on the property’s second building continues to progress.
“We look forward to welcoming our first residents into their energy-efficient homes which will provide a healthy and affordable living environment with long-term savings on heating and cooling costs as well as improved indoor air quality,” said Joseph Del Duca, partner and director of affordable housing for Walters.
The 55-plus community will feature 150 units across two three-story buildings designed to attain LEED and Energy Star certifications, according to Walters. The developer said it anticipates a spring completion for the project, which broke ground in May 2021.

Cornerstone at Branchburg sits on more than 11 acres and will offer a fitness center, computer workstations, pool table and outdoor areas with gas grills. Units – including one- and two-bedroom residences – will range from approximately 700 square feet to 900 square feet. Each includes a full-size washer and dryer, fully equipped kitchens and blinds in every room, Walters said. A staffed social services coordinator will be available upon request.
According to Walters, priority is given to residents with incomes at or below 60% of the area median income ($121,695 per household per Census data); rental rates are based on the renter’s gross annual income, according to the rent/income requirements chart.
